Compensation: $65,000–$85,000 base salary + performance bonus of up to 10%, tied to occupancy and member retention

About the Property Manager

The Property Manager is the general manager of Elevator's Omaha building. You run the location like it's your own small business: you deliver tours that convert, you own the member experience from onboarding through renewal, you keep the facility clean, safe, and functional, and you're accountable for the location's occupancy, retention, and financial performance.

You won't be prospecting cold — a dedicated Business Development Representative keeps your tour calendar full. Your job is to make every tour count, turn prospects into members, and turn members into long-term advocates who renew and refer.

You will work directly with the CRO, executing against established playbooks while contributing insight from the ground. As Omaha grows, this role is positioned to build and lead the on-site team.

Not a fit if: You want a behind-the-desk admin role, you're uncomfortable being accountable to occupancy and retention numbers, or you'd rather wait for the cleaner than mop the spill yourself.

Key ResponsibilitiesTours & Conversion
  • Deliver warm, confident, consultative tours that reflect Elevator's hospitality-first brand — and close new memberships.
  • Respond to inbound inquiries and tour requests within 24 hours.
  • Partner with the BDR on lead follow up, communication, and handoffs; keep every opportunity moving in HubSpot with accurate stages and clear next steps.
  • Follow up with prospective members after the tour to close deals.
  • Hit monthly occupancy and new-member targets.
Member Onboarding & Retention
  • Run the new-member onboarding playbook: agreement, payment setup, key/FOB issuance, bay walkthrough, and member handbook.
  • Be the primary point of contact for every Omaha member; proactively check in and resolve issues before they escalate.
  • Own renewals and retention — actively engage members, address needs early, and grow accounts within the building.
Facility Operations
  • Open and close the building. Own cleanliness, safety, and tour-ready presentation every day.
  • Manage local vendors (cleaning, security, HVAC, pest, waste, snow/landscaping) and coordinate preventive maintenance and work orders; escalate capital items to HQ.
  • Run light logistics: incoming and outgoing mail, small parcels, and freight to support members' businesses.
Financial Discipline
  • Own location-level revenue and expense performance against plan.
  • Run bill runs, follow up on past-due accounts per company SOP, and keep AR aging within target.
  • Approve operating expenses within delegated authority; flag overages early.
Community & Reporting
  • Host member events that strengthen relationships and drive referrals.
  • Build local relationships — chambers, brokers, neighboring businesses — that make Elevator a known name in Omaha.
  • Submit the weekly operating report (occupancy, retention, AR, facility condition) and run location meetings with the HQ team.
Ideal Candidate Profile
  • 3+ years in property management, coworking/co-warehousing, hospitality, multifamily leasing, retail management, self-storage, or logistics.
  • Comfortable owning a number: consultative-sell style, not pushy.
  • Hands-on operator with a bias toward action — highly accountable and resourceful.
  • Strong written and verbal communication: you can write a clean email and run a confident tour.
  • Tech-fluent: CRM (HubSpot a plus), workspace management software, basic spreadsheets.
  • Omaha market knowledge, or the drive to build it fast.
